Chicago Home and Lifestyles – Build Confidence Like A Good Leader

Highly confident leaders do not make it a goal to spread negativity!

They do not hold themselves back with negative thoughts. Knowing that they are far from perfect, they encourage and look for feedback. Rather than viewing others as competitors in a negative way, they view competition as an opportunity to improve, not necessarily to be best. They also understand that setbacks create success, not prevent it. If you do fail, see it as a learning experience!

Good leaders do not avoid conflict and are not afraid to take a stand. Self-assured people can manage tension or dissent. They know it is the best way to get past differences and move towards resolutions. Doing this means you must be decisive.

Highly confident people worry about what is right, not who is right. If a wrong decision is made, they deal with it. They are not defensive and do not make excuses. Excuses are an attempt to dodge accountability. They do not hide behind circumstances and own their mistakes.

Confident people know how to prioritize, avoid wasting time by doing too much, and focus on what matters. Super confident people look for opportunities to celebrate the success of others, not themselves. They do not talk only about themselves. They understand raising others is the best way to success!

The Best Smart Home Features

Home technology has greatly improved over the last few years, helping to increase convenience and energy efficiency. But some smart home features carry more value than others. Here are some that will not only help you enjoy your home more, but will also help increase its appeal to buyers and potentially drive up the sales price when you are ready to sell.

Smart Thermostats. Smart thermostats can be controlled with your smartphone and allow you to schedule temperature adjustments based on your family’s schedule. Not only does this help you maintain ultimate comfort in your home, but helps you save on energy costs since heating and cooling will be reduced when appropriate. The Nest Thermostat has earned glowing reviews and almost universal praise, so it’s one of the surest bets for your home.

Automatic Lighting. Lighting is an overlooked part of home security—leaving the lights on in the evening can deter burglars because the lights suggest someone is home. With automatic and smart lighting systems, you can program your lights to come on in the evening or use your smartphone to turn on the lights before you arrive at home.

Smart Alarms. Gone are the days of controlling your security system from a panel inside the home. Now you can turn them on and off, view camera footage, and even speak through the system to your family members or visitors from anywhere using your phone.

Solar Panels. Although they are a bit of an investment up front, solar panels are a great way to create an energy-efficient home. Aside from saving you money on your energy bills, solar panels are great for the environment. Plus, they also look attractive as far as roofing goes.

Chicago Home and Lifestyles – Stress Free Gift Giving This Holiday Season!

It’s been a rough year financially for most of us – understandably. Yet, many are still feeling anxious over seemingly mandatory Holiday traditions.

Here’s why (and how) that should change:

It’s affecting everyone. From elderly relatives on a fixed income to younger twenty-somethings just getting started, it can be a financial drain to purchase Holiday gifts for a lengthy list of relatives and friends.

People are more reasonable than you think. If discussed openly and honestly, most adults are perfectly ok with buying themselves what they need and want for the Holidays! We’re all in the same boat, and are aware of how quickly a perfectly good Holiday can turn into a stressful experience.

Supply chain problems. Lack of supply in stores caused a bit of a panic this year, but if you plan ahead, it doesn’t have to be catastrophic. My family decided to exchange gift cards. Perhaps a gift to someone’s favorite charity could work too.

Kids will be kids. Of course, children can’t buy their own gifts! Remember though: most young kids are pretty happy whatever they get. Heck, some of the youngest of the bunch even love the box!

As the kids get older and begin to have more expectations, simply ask for a wish list. It can also be great to give an “experience” gift. Does your kid love sports? Buy private lessons. Do they love music? Get tickets to see their favorite band.

Pro-tip: don’t be afraid to speak honestly with your older kids and manage their expectations for gifts! They might be a little disappointed, but not nearly as disappointed if they had been given false expectations.

You’re not alone. I have been reading more often about many families that have decided to pass on gift giving between the adults in the family, and given the circumstances, it makes perfect sense.

Bottom line, if you have angst or anxiety about buying presents during what is supposed to be a joyful season, you should give it up altogether. It’s not worth your peace of mind!

Here at the end of 2021, we have almost an entire year to give the idea a chance. If we start now, by next Thanksgiving we should be able to convince a majority of the family that this is the way to a stress free holiday season!

Five Things That Factor Into Comps

You may think that sale price is the only factor when you’re looking at comps and trying to set a price for your listing. But it’s actually a bit more complicated. Here are five things that affect comps that you might not be aware of.

1. New construction nearby: Because of low prices for lots and varying prices in home building materials, new homes can actually be cheaper and cost less per square foot than existing homes. If there’s a lot of new construction nearby, that can affect the price for your own listing.

2. Renovations: Recently renovated homes typically sell for more than homes that haven’t been updated in a while. If you’ve recently upgraded your home—especially sought-after upgrades like the kitchen or master bath—your home should be priced appropriately.

3. Developable lots: Not all lots are created equal. Even if the square acreage is the same, a lot that’s easily developable will get a better price than a hilly or rocky lot that needs a lot of preparation.

4. Listing price vs. sale price: Whether sellers actually get their asking price depends greatly on the market. When you’re pricing your home, it’s important to look at sales prices, not just listing prices. The listing price doesn’t always accurately reflect what a home will sell for.

5. Location: Nearby amenities, safety, schools, and noise levels can vary greatly within a neighborhood. Homes in more desirable parts of the neighborhood will sell for a higher price, all else being equal.
