Turning the Page is an educational nonprofit organization that began in Washington D.C. in 1998 and expanded to Chicago last year with an office at 906 S. Homan Ave., 6th Floor, in the Lawndale neighborhood. The organization works to improve schools through advocacy and fundraisers and they  offer family engagement programs to help children strengthen literacy skills while at home as well as school. This summer they’re bringing their fundraising bookstore concept to the Portage Park neighborhood for a limited time only. Carpe Librum, Seize the Book is a “pop up” bookstore at 4047 N. Milwaukee Ave. that will remain open through Labor Day, 9/5/16. Used books, CDs, and DVDs are donated by the public and sold for $1 – $4 each with all proceeds benefitting Turning the Page and their programs which in turn help Chicago Public Schools. Hours of operation are Tuesday – Friday: 11:00a.m. – 7:30p.m. and Saturdays & Sundays: 11:30a.m. – 6:00p.m. Drop by to support a great cause by making purchases or donations of gently used books, CDS, and DVDs. No magazines, periodicals, VHS tapes, or large books sets (like encyclopedias) will be accepted.

LINCOLN SQUARE

The Old Town School of Folk Music and Lincoln Square Ravenswood Chamber of Commerce is bringing the Square Roots craft beer and music festival to Lincoln Ave. between Montrose and Wilson Avenues this weekend for 3 days of fun. There will be 2 outdoor stages and indoor concert spaces within Old Town School of Folk Music (4544 N. Lincoln Ave.) along with open jam sessions, family-friendly activities, craft beer and food vendors. Suggested gate donations of $10 for adults, $5 for seniors/kids, and $20 for families will help fund Old Town School of Folk Music scholarship programs and the Chamber of Commerce’s farmers markets and free concerts. We regret to inform you of the closing of Newport Bar & Grill at 1344 W. Newport Ave. after 20 years of solid sports bar entertainment. The final day of operation will be in a couple weeks on Sunday 7/17 so there’s still time to take in a few games and several beers before the bitter end. 7 Reasons Your Home is Lingering on the Market

If your home has been sitting on the market for a while with no bites, you might want to figure out what the problem is. The longer your home is listed without any offers, the more frustrating and costly it’ll be.

There are plenty of factors that can stand in the way of a property getting sold in a timely manner, including the following.

1. The Listing Price is Way Too High

If your home’s got the goods and it’s located in a desirable area, you can probably command a decent price, especially if you’re in the middle of a seller’s market. Coming up with an ideal listing price is one of the most important factors in selling a house. Make sure you and your real estate agent accurately determine the value of your home in your market and get the price right the first time around so you don’t end up having to drop the price in the near future.

2. The Photos Are of Poor Quality

Buyers are likely to hit the internet when looking for a new home when they start the house-hunting process. In fact, 90% of buyers begin their home search on the internet before deciding whether or not they want to see a particular home.

When searching online, buyers expect to see professional photos of homes. If the images you’ve got published on the internet are dim, blurry, or look like they’ve been taken with your smartphone, buyers won’t be impressed.

3. The Curb Appeal is Lacking

Before buyers even step foot in your home, they’ll be greeted with the exterior of your property first. If they pull up to your house and are met with overgrown grass, unkempt bushes, a worn-out front door, or peeling paint on the siding, they’ll probably want to cut the visit short. Curb appeal says a lot about a home. If it’s in serious need of TLC, you’ll be missing out on a lot of offers.

Properly staged homes sell 73% faster than homes that have been left as is. If you want to speed the process along, make sure you set the stage for buyers.

4. There’s an Issue With the Title

If there’s a problem with the title of your property, you’ll have a tough time selling. Buyers will typically look into the title of a property before they buy, and if they find any issues, they could walk away from the deal.

There are many issues that can tarnish a home’s title. Liens are among the more common, and are placed on the title of home if the owners owe a creditor money.

But there could also be a problem with ownership. For instance, if you owned the home with an ex-spouse who’s also on title, and didn’t get permission to list and sell the property, free and clear title can’t really be transferred until all owners’ signatures are on the contract.

Do yourself a favor before you list your property, and make sure the title is squeaky clean first so you don’t run into issues later. 

5. Your Finishes Are Dated

Beige kitchen appliances, rusty brass light fixtures, old-fashioned wood cabinets, and pink toilets haven’t been in style in decades. If your home is still featuring these finishes, you’ll have a tougher time selling.

Most buyers want a home they can buy without having to lift a finger to update. If your finishes look like they stepped right out of the 70s and 80s, it’s time to make some changes before you list.

6. There’s a Funky Odor Lurking

Your place could look great, but if it smells bad, buyers will certainly be turned off. Unless it smells like fresh flowers or warm apple pie, your home shouldn’t smell like anything. Buyers shouldn’t be able to pinpoint exactly what you had for dinner last night.

Any odors from food, cigarette smoke, pets, or anything else that could turn someone’s stomach should be eliminated before you let any buyer step foot in your home. 

7. Your Closing Date is Too Far Out

Most buyers expect to want to close a deal within 30 to 90 days after agreeing to purchase. Any more than that will likely send buyers looking elsewhere.

The majority of active buyers who are currently looking for a home and put in an offer today would be less likely to entertain a closing date 6 months out. If you’re not ready to close within 90 days, you’re better off waiting until you’re ready to sell in a time frame that most buyers expect.

The Bottom Line

Sitting on the sidelines waiting for offers to come in can be agonizing if there doesn’t seem to be any interest. Find out the average number of days similar homes in the area have taken to sell: if your property has been on the market for much longer, it’s time to take a closer look at your listing.

We have had some scorcher days but also some beautiful weather this summer. Fourth of July weekend around Chicagoland was glorious. Unfortunately, we still have a lot of summer to go and need to be reminded to change our mowing habits a little and keep the mower in tip top shape to keep the grass green and thriving.

Let the lawn grow to 4-41/2 inches then mow down to 3-31/2 inches. When the weather cools you can go down to 21/2 inches. Use a ruler to measure when you raise the level by adjusting the wheels. Depending on the mower there could be adjustment notches on all four wheels, front and back, or just one. Always use the ruler after adjusting as the levels on the notches are not always accurate.

Keep the underside of the lawn mower clean and free from grass buildup. This often occurs especially when grass is damp. This assures good airflow to optimize performance. A sharp blade will assure clean cuts and prevent brown tops that stick out even worse in hot, dry weather.

Sharpen the blade twice a season or more if you have rocky soil or tough turf grass. Run the mower dry and lay on its side with the oil filter facing up to prevent oil seepage. Remove spark plug wires to be completely safe. Lodge a 2X4 block between the blade and the deck to hold it steady. Don heavy work gloves to handle the blade and be careful, even a dull blade can do damage. Loosen the bolt or fastener and lay parts down (washers etc.) in the order they come off. Take a picture with your phone. It’s best to leave the sharpening to the pros. Hardware and lawn services typically charge $10 or so. Keep two blades so no down time while servicing.

To reassemble make sure the cutting edge follows the rotation and the wings face the deck. If there are washers the concave side will be facing the blade. Be careful tightening the bolt or fastener. Overtightening can cause the blade to crack and under tightening it could cause it to fly off during mowing. Assure proper tightening by using a torque wrench.

Only take on this project if you are pretty handy around machines. If you are nervous at all it’s best to just take it in to a lawn mower service center and have them take care of it for you. A little more money but you know it’s done right.

TECHNOLOGY TIPS – NEW ANDROID APPS THIS MONTH

Every once in a while it’s worth seeing what’s new and toying around with it. This month, I found a couple new Android Apps that worth testing.

Let’s check out Boomerang Notifications. It’s a simple app that allows you to store your notifications so that you can address them at a specific day/time, or simply later.  This app is not new to the game of notification delays, but it is one of the few that is completely free.  It currently has a 3.7 rating in the Google Play Store.

This fun app is called Dango. Ever been on the search for a great gif, sticker or emoji or even other forms of media? Dango sources their media through Giphy and is quite fun to use. It works with most popular applications like Snapchat and Facebook Messenger. It runs alongside your apps and uses artificial intelligence to interpret your words suggesting the right emoticon. This free app has a 4.3 rating in the Google Play Store.

Make sure you have enough space on your phone since both of these apps will run concurrently with others you have open.

6 Ways to Increase Natural Light in Your Home

Who doesn’t love a bright, light-filled space to call home? Not only does natural light open up a space and make it seem larger, it’s also good for the mood. If it feels as though you live in a dungeon, it’s time to let some natural light in.

Here are 6 ways to boost Mother Nature’s sun rays into your home and brighten the space up.

1. Dress Your Windows Lightly

You obviously want some privacy when you’re in your home, which is where window blinds and drapes come in handy. They also block out the night light when you’re trying to catch some Zs. But you don’t necessarily have to hang heavy, dark drapes to do the trick.

Weighted fabrics like wool and velvet will only make a space seem darker and smaller than it really is. Instead, go for lighter textiles, like cotton or linen, to let more natural light in your home. You can still block out the light if you take a two-tiered approach, and install horizontal blinds or a blackout roller shade. During the day, simply roll them up and depend on your lighter drapes to provide a little privacy while still letting the light in.

2. Reflect Light With Mirrors

Mirrors aren’t just useful for checking your makeup. They can also be strategically hung to reflect natural light and direct it in all areas of your home. When placed on wall spaces opposite a window, all that natural light coming in will bounce right off that mirror and spill into other spaces. The more mirrors you’ve got hanging, the more light will be reflected all over.

Glass-top tables aren’t exactly anything new, but they sure work wonders at letting light flow about. Clear furniture made of Lucite and acrylic are also excellent at making sure light isn’t impeded.

In fact, these transparent materials are making a huge comeback from their 60’s glory days. Their designs are modern, stylish, and comfortable, and are incredible at making the room seem less cluttered and more spacious.

Anything that lets light shine through will have a bright and airy effect on a space. Opaque furniture blocks out that highly coveted light, so the more transparent furniture you can put in your room, the better.

4. Keep Furniture Away From Windows

If you can’t bring yourself to line your home with clear furniture, then make sure the opaque pieces you do have are not blocking the light coming through your windows. Obviously, white is an easy choice. But you don’t necessarily have to go this stark to get a similar effect. Off-white, cream, soft yellow, and pale steel blue are great examples of light neutrals that make the perfect backdrop for any room in the house.

6. Change the Door

If the space you’re trying to lighten up has a solid exterior door, consider swapping it for one that’s got a glass insert. Today’s glass doors are super sturdy, and are just as strong as most other solid doors out there. Incorporating glass in your exterior door is a fantastic and effective way to get more natural light to pour into your home.

THIS WEEKEND IN CHICAGO – Celebrating a Long Fourth of July Weekend!

Here in Chicago, we take celebrating the Fourth of July, especially a long-weekend one, very seriously! And if you don’t believe me, check it out for yourself!!

The 8th annual Windy City Ribfest takes center stage this 4th of July Weekend at Lawrence Avenue and Broadway Street (4700 N. Broadway St.) in the Uptown neighborhood this Saturday and Sunday from 12:00 p.m. to 9:00 p.m. with an annual attendance of over 40,000. Plenty of music and, of course, lots of tasty slabs of ribs from local and national ribbers, such as Aussom Aussie Australian BBQ, BBQ King Smokehouse, Chicago BBQ Company and others, who compete for the Best Ribs Award, will greet visitors along with arts & crafts and a kids’ activity area making this a must-visit summer fest! After all, Chicagoans don’t take their ribs lightly!!

There’s also the Naperville Ribfest taking place this 4th of July Weekend at Knoch Park (700 S. West St.) in Naperville, a suburb west of Chicago this Saturday, Sunday and Monday with gates opening at Noon. Food, music and fun is a must at this family-friendly festival where 12 rib vendors compete for cash prizes and honors in the categories of Best Ribs, Best Sauce and Kid’s Choice; with this year’s main stage headliners being Sheryl Crow (Sat), Lee Brice (Sun) and the Gin Blossoms (Mon); and with fireworks at 9:30 p.m. on Monday! Miller Lite Tents, a wide variety of food alternatives, desserts and festival fare are also featured at this Ribfest where its claimed to be “the Best BBQ you will ever taste!!”

Another family-friendly festival returning for its 24th year this 4th of July Weekend is the African/Caribbean International Festival of Life at Union Park (1501 W. Randolph St.) in the West Town neighborhood this Saturday, Sunday and Monday.This cultural festival features an array of food vendors, live concerts featuring the best of Reggae, Caribbean, Latin, African, R&B and more, cultural performances, celebrity guests, contests and more for a day of feast, music and fun! So come and check out the hottest entertainment in town this weekend!!

Afterwards, the museum will be open from 12:00 p.m. to 4:30 p.m.!!

The 3rd annual Freedom Fest at Navy Pier will once again be held on the Navy Pier RoofTop (600 E. Grand Ave.) in the Streeterville neighborhood from 6:30 p.m. to 11:00 p.m. This Independence Day event features delicious BBQ, a full bar and music by a live DJ keeping the atmosphere festive until the fireworks over Lake Michigan at the absolute best place to watch them! It doesn’t get any better than this!!

Finally, we can wrap-up our Long Fourth of July Weekend celebrations with Fourth of July Fireworks at Navy Pier at 9:30 p.m. with patriotic music complementing the fireworks display! This week we’re including a few reminders for making your Fourth of July plans around some of Dean’s Team’s featured neighborhoods. Let’s start with the 57th Annual Fourth of July Celebration at the Chicago History Museum at 1601 N. Clark St. in Lincoln Park. This free family-friendly celebration begins at Uihlein Plaza with the National anthem and a patriotic music performance at 10:00a.m., then the children’s parade led by the World’s Tallest Uncle Sam at 10:45a.m. From 11:00a.m. to 12:00p.m. the event continues with a reading of the Declaration of Independence and a keynote oration by Cook County commissioner Larry Suffredin. Along the way there will be juggling, face painting, children’s craft activities and more. Plus the Museum will be open from 12:00p.m. until 4:30p.m. with free admission for Illinois residents.

LOOP

The Independence Day Salute at Jay Pritzker Pavilion is part of the Grant Park Music Festival that continues throughout the summer. This year, the Salute begins at 6:30p.m. on Monday 7/4 and will thrill you with an evening of our nation’s favorite patriotic songs performed by the Chicago Youth Symphony Orchestras and the National Youth Choir of Scotland directed by Grant Park Chorus Director Christopher Bell. Lawn seats are free as usual or you can purchase seating within the Pavilion for $25 and up by following the link above. The concert will also be broadcast live on 98.7 WFMT.

NAPERVILLE

The Exchange Club of Naperville is bringing the 3-day Ribfest 2016 event across approximately 20 acres of land at Knoch Park (724 South West St.) starting tomorrow, Friday 7/1, through Monday, 7/4, from 12:00p.m. to 10:00p.m. on each day. This weekend-long event is more than just a festival for eating delicious ribs. There’s also carnival rides, a family area for kids with a petting zoo and no less than 3 stages of musical acts with 3 Doors Down headlining Friday night, Sheryl Crow headlining Saturday night, and Lee Brice on Sunday. General admission tickets begin at $20/$25 per day or special Front of Stage passes for $50/$60 and VIP tickets that include access to the Kia VIP Tent, dinner and unlimited beverages for $125/$150.  Since Ribfest coincides with the Fourth of July, Monday will feature a nearly 30 minute long fireworks display. This is no small event so be sure to come early as the park may close for safety purposes due to capacity.

GOLD COAST

Now to continue on with other news that relates to American history as we know it. Chicago is getting into the hysterics over the breakout Broadway musical “Hamilton” as tickets went on sale on June 21st for its Broadway in Chicago run at The Private Bank Theatre in the Loop (18 W. Monroe St.) from September 27th through March 2017. The show that inspirationally tells the historic story of Alexander Hamilton and America’s founding fathers with a fantastic hip-hop score has become so popular that tickets are being resold for outrageous prices, even up to $10,000. Thanks to Chicagoist.com, we’ve learned of a few hotel packages that include tickets to see Hamilton for locations just south of Gold Coast. The Waldorf Astoria Chicago at 11 E. Walton St. offers 1 night in one of their rooms with a fireplace and 2 tickets for the Wednesday 10/5 show at 7:30p.m. The Conrad Hotel which opens in September at 101 E. Erie St. offers a 1 night stay in a premium suite and includes 2 front mezzanine tickets to the Friday 12/9 show at 7:30p.m. And the Pennisula Hotel will not be outdone, offering any suite for 1 night and 2 front mezzanine tickets for the Sunday 1/8/17 show. With prices from $980 – $4,000 these deals may work out to be less than a resale ticket! Do not wait too long to make your reservations, these packages are sure to sell out.

NORWOOD PARK

The current generation of school children may be used to seeing metal detectors in their entrances but for us older generations it may be quite startling to think that our school-aged children have to be cautious about more than what we had to worry about such as Stranger Danger, Saying “No” to Drugs, and Wildfire Prevention. During the June 14 meeting of the Taft High School Local School Council, principal Mark Grishbar brought up the possibility of removing the metal detectors from the school. He reports that there is some difficulty in properly searching all students so that they can make it to morning classes on time. Plus the detectors are rarely used after the children return from lunch. According to a report of the meeting in Nadig Newspaper, principal Grishaber worries that the detectors “give a false sense of security” and he’d like to discuss it more during the next yet-to-be-scheduled meeting with the Local School Council. Let’s start talking more with our kids and each other about gun control and violence prevention because a false sense of security does nothing for anyone. Instead knowledge and communication with a sense of community helps bring ideas together. Let’s keep that in mind as we celebrate our independence and freedoms this weekend.

4 Signs a Property is Worth Investing in

A real estate investment is only as good as the property you invest in. Make the wrong purchasing decision, and you’ll have a much tougher time making a decent profit than you would if you had bought into a better property.

The question is, how do you know if a specific property is worth parking your money in?

If it has the following traits, then you’ve got a winner.

1. It’s Located in a Growing Area

You might have found a fabulous deal on a great property, but have you paid attention to the area it’s in? The last thing you want to do is sink your money in an area that’s stagnant in growth, or even heading down the tubes.

Check out the local market, and see if you can find any news about new jobs coming up on the market. Research the current status of the local economy. Look for new companies opening up, and lots of new residential and commercial construction. See if there is an increase in the number of homes being renovated or even completely rebuilt, and newly landscaped yards. Find out if there are currently any plans for expanding infrastructure (new roadways and public transit lines). 

You can easily find out valuable information by visiting local government websites. Look for census information, such as population, household income, number of schools, number of children, and so on. Information like this will tell you what direction the neighborhood is headed in. If the area appears to be stable or growing, you’ve got a good contender.

2. The Vacancy Rate is Low

If you’re planning on renting out your unit for the long haul, you want to make sure that the vacancy rate is low. The last thing you want is to continuously advertise your unit for rent and screen potential tenants. You also don’t want to have your unit vacant all the time between tenants. That’s as good as money lost.

Ideally, the vacancy rate should be no more than 5%. Making sure that the property has a low or dropping vacancy rate is crucial to keep your place rented out, as well as make sure you have a healthy cash flow.

You could be collecting a hefty rent, but if the vacancy rate is 20%, that will seriously eat into your profits. Too many months out of the year with no tenant and no rent checks coming in is bad for business. At the end of the day, you want to buy an investment property in an area where demand for rental units is high. That way, the vacancy rate will be lower and the rent rates will be higher.

3. It Makes Money For You Right Off the Bat

Don’t approach a potential investment deal with the idea that the place will make money for you eventually. Basically, the income you generate should cover all of your up-front costs.

A good rule of thumb is to look for a property in which 10 months’ worth of rent can easily cover your mortgage payments, property taxes, insurance, and all other expenses. Similarly, make sure that the monthly rental rate you can charge is at least 2% of the entire purchase price of the property. Look at what comparable units are charging for rent to see what you would realistically be able to charge, and crunch the numbers from there.

4. Desirable Amenities Are Nearby

While looking at the numbers in-depth is critical to ensure a property will make money for you, don’t forget to have a look at the surrounding amenities. Understand what’s happening in the neighborhood, which will give you an idea of the type of tenant that would be attracted to it.

A property located near a highly-rated elementary school, for instance, would more likely draw young families that are looking to plant some roots, which would point to a low turnover rate.

Areas close to public transportation, shops and eateries would likely attract millennials, who are more likely to favor areas that have a high walkability score.

Look at the type of shops and eateries that are in the neighborhood. Odds are the area is a solid one if there’s a Trader Joe’s, Starbucks or Whole Foods in it. High-end chains like these spend a lot of money scouting out up-and-coming neighborhoods with residents who have the financial means to support their shops. That have even been studies done that show a positive relationship between the existence of stores like these and property values.

Getting out of an investment property is not only a hassle, it’s downright expensive. Make sure the right decision is made before you sign on the dotted line so your real estate investment is a profitable and headache-free one.

Clean crusty gunk around your faucets with vinegar. Soak paper towels in vinegar and place on the gunk. Let set for an hour and rinse thoroughly.

Bleach with cleaner spray is so valuable around the bath. Take cotton coil rolls, the kind used in salons, to remove caulk mildew. Line the caulk line and soak in bleach spray till clean. Spray down mildew stained shower curtains. Although if you’re seeing black there are already millions of spores in the air and could irritate asthma and allergy sufferers. Replace or machine wash with bleach in this case. Glass shower door tracks will also benefit from a bleach spray soak to get rid of the gunk that forms here.

Unscrew you shower head and soak in a bowl of vinegar or CLR®. Both are safe for the environment and will dissolve hard water build up that prevents your shower head from performing at its best.

Clean those horribly encrusted stove grates. Place each grate in a heavy duty gallon sized Ziploc freezer bag. Carefully add ¼ cup ammonia to each bag and close completely. Leave overnight. The fumes are doing the cleaning here and they are STRONG so be careful when you empty the next day. Rinse well. Also NEVER mix ammonia and bleach. It creates TOXIC fumes that can be deadly!

Cut a lemon in half and dip in salt. Use to scrub stubborn rust stains in your sinks. The acid along with the salt really works. Lemons are also a great tool for cleaning the microwave. Boil lemon quarters in a bowl of water. Loosens all the gunk and smells great too! Throw lemon halves along with ice cubes and grind in the garbage disposal to degrease and freshen.

Clean glass cooktops with baking soda. Sprinkle on generously then cover with wet paper towels. Let it set for 15 minutes then wipe down. Baking soda is a natural and gentle scrubbing agent that freshens too. Sprinkle baking soda on your glass oven door cover with vinegar soaked paper towels for more power. Let sit for an hour or so then finish with Mr. Clean’s heavy duty Magic Erasers®.

TECHNOLOGY TIPS – GOOGLE’S LATES VENTURE: PROJECT BLOKS

Google announced Project Bloks today as a research project. According to the site, “Our aim is to create an open hardware platform to help developers, designers, and researchers build the next generation of tangible programming experiences for kids.”

Project Bloks uses a modular system that can be pieced together like a game. Kids would develop computational thinking by physically coding (or putting together) the electronic boards and pucks, which send the instructions when connected.

The modules consist of pucks, base boards, and a brain board. Pucks provide the instructions, i.e., jump, move right, turn on/off). Base Boards hold the pucks which send instructions through a sensor. The Brain Board gives power and connectivity and is where you would connect your multiple Base Boards to send your instructions. These instructions can then be sent via Bluetooth or Wi-Fi to any of your connected devices. One sample shown on the site is the Music Maker which helps you to “compose a track using computational thinking by inputting different instruments, layering and looping sounds, and then playing it through a wireless speaker.”

Google is currently looking for participants in this research phase of the project later this year. And if you’re interested you can sign up for Project Bloks updates. They have also published their position paper which further explains the project.
