Restaurant Review – Polygon Thai

Andersonville is one of my favorite neighborhoods in Chicago. There are so many shops, bars, and restaurants to explore; I always find a new place I love. This week, I happened into Polygon Cafe. I came in around noon and there were only a few other tables, always a pleasant surprise. After perusing the menu, I decided to order the lunch special: soup, an appetizer, and an entrée for just $7.50. I couldn’t believe it! What a steal! I started with the Spicy Miso Soup: spicy soy bean broth, soft tofu, seaweed, jalapeño, and green onion. I love miso soup and the addition of the spice from the jalapeño was really refreshing. I know I’ve mentioned here before that I’m a sucker for crab rangoons. So of course, I didn’t have to think twice about my appetizer choice. Polygon adds water chestnut to their rangoons, which gives them a bit of extra crunch and texture. The sweet and sour dipping sauce was also quite tasty. For my entrée, I ordered the Rama with beef. The beef was well cooked, juicy, and tender. It was topped with a creamy peanut sauce (unfortunately, a little too sweet for my liking) and served with steamed broccoli and carrots. While I would probably choose a different entree next time (the Basil Chicken caught my eye), overall, I was very pleased with the lunch special.

Polygon Cafe is located at 5204 N Clark St. Hours are Mondays through Thursdays from 11:30 am to 10:30 pm, Fridays and Saturdays from 11:30 am to 11 pm, and Sundays from 11:30 am to 10 pm. Although it wasn’t very busy when I came in, I can imagine that it fills up in the evenings and on weekends. Polygon does take reservations, as well as delivery and take-out orders. It’s also BYOB, so bring your favorite beverage and check out this delightful spot!

Kathy’s Home & Garden Tips – The Many Uses of Vinegar For House Cleaning

Vinegar is a natural solvent that can be used to clean the house without the use of harsh chemicals. These chemicals are not only unhealthy to breathe, but they’re also not good for the environment.

Start by cleaning your coffee maker inside and out. Add ¼ cup vinegar to cold water and brew. Follow with a pot full of water only. You may have to repeat to remove all vinegar traces. Spray the pot with vinegar and let soak to dissolve any film. Wash with dish detergent.

To keep your drains flowing smoothly; mix equal parts vinegar, salt, and baking soda. Pour down the drain and let sit for one hour. Then follow with boiling water down the drain.

Add ½ cup vinegar to an empty dishwasher and run the rinse cycle. This will open up any clogs in the drain lines and deodorize the machine.

If your microwave is spattered and greasy, place a glass measuring cup containing 1 cup water and ¼ cup vinegar in the microwave. Boil for three minutes, remove and wipe inside of the oven with a damp cloth. It will be clean and deodorized.

Pour some vinegar into the toilet, let set thirty minutes. Sprinkle baking soda around the inside of the bowl. Scrub with a toilet brush. Now your toilet is clean and fresh!

Use a solution of one gallon water and ¼ cup vinegar to clean ceramic tile, vinyl, linoleum and even wood floors. There is no need to rinse afterwards! This will keep floors shiny with no greasy buildup.

Next time we’ll explore how to use vinegar uses for common repair and maintenance jobs around the house.

Three Things That Can Happen After Putting an Offer on a Home

three-things-that-can-happen-after-putting-an-offer-on-a-home

After searching for the perfect place to call home, you finally find one that perfectly suits your family and lifestyle. You decide to put in an offer and cross your fingers that all goes well at the negotiating table. Of course, an offer should only be submitted after careful consideration of the offer price, earnest deposit amount, and closing date, among other things. The seller will certainly carefully analyze all aspects of the offer before making their move.

So, what happens after you’ve put in an offer on a home?

Your Offer is Countered

This is a typical scenario in an offer situation. Sellers can counter an offer based on more than just upping the purchase price. They can also counter based on things like the closing date, contingencies, earnest deposit, and so on. If the seller counters your offer for whatever reason, you have another shot at offering closer to what they’re looking for.

If you’re fine with what the seller countered with, you can accept the offer and the deal now enters escrow. On the other hand, if you don’t like the counteroffer and want to counter yourself, you’re free to do so. You and your real estate agent should carefully review the counter offer before deciding upon the changes that you end up making.

Keep in mind that once you counter the offer and submit it to the seller, you’re obligated to go through with the contract if the sellers accept your counter offer. That’s why it’s critical to make sure you’re fine with the offer that you make.

This back-and-forth bantering can go on and on until someone accepts or rejects the offer.

Your Offer is Rejected

Sometimes sellers don’t even bother with a counter offer if they don’t like what they see and reject it altogether. This can happen if sellers are offended or upset about a low-ball offer, but it can also happen if there are far too many contingencies or the closing date is way out of their range, for instance.

If this happens to you, stop and re-evaluate your offer. If you’re still keen in the home and aren’t ready to give up on it just yet, you can submit a new offer a few days later after the dust has settled. Just make sure that it accurately reflects a price that matches the home’s current market value. Submit a list of comparables with your offer as proof that what you’re offering is fair.

Of course, you can always just move on and continue with your search until you reach a successful deal, as the price gap between what you’re willing to pay and what the seller is willing to take is probably too wide to bridge. There will always be other homes out there that you’ll love that can suit your needs.

Your Offer is Accepted

This is precisely what every buyer wants. Now all you need to do is cover all your bases during the escrow process to make sure the deal successfully closes. This is the exciting part! But, it’s also the start of a whole new phase of tasks for you to complete.

For starters, you’ll need to make sure you have your financing in order. Send your lender a copy of your purchase agreement and submit all the requested documents needed to get the ball rolling for mortgage approval. You will also need to secure homeowners’ insurance before your lender approves your home loan, so get on the phone with an insurance provider to put a policy into effect by the time closing day arrives.

You’ll then want to schedule a home inspection (if you’ve inserted a contingency that allows for this, which you should have). This will give you the chance to see if there is anything potentially wrong with the home that would warrant renegotiation. Or else, you could walk away from the deal altogether.

Lastly, conduct a final walk-through. Your real estate contract should include a contingency that allows you to scope out the property one last time right before closing day to make sure the home is in the exact same condition that it was in before you agreed to purchase it and that everything is where it’s supposed to be.

The Bottom Line

Ultimately, the goal is to get the seller to accept your offer. Whether that happens right off the bat or after countless back-and-forth counter offers, both parties inevitably want to end up with a deal they’re satisfied with. Your best bet is to work closely with an experienced real estate agent who will provide you with sound advice about how to optimally draft an offer that the seller will accept, as long as you’re comfortable with it.

What to Focus on When Remodeling Your Kitchen Before Selling

what-to-focus-on-when-remodeling-your-kitchen-before-selling-featured

Fixing up your home is a great idea when you’ve decided to put your home on the market. However, you need to be careful with the types of projects you take on and what you decide to invest your time and money in. While some projects may bring in a high ROI, many others won’t let you recoup all that money spent.

It’s widely known that the kitchen is undoubtedly one of the most important spaces in a home, if not the most important. As such, it would be worth it to focus on this room when planning any remodeling.

Having said that, you can take things a little too far and have a huge renovation done that involves completely gutting the space to create a brand new one. But these in-depth projects are typically very expensive and will likely make your ROI suffer. In fact, you even stand the chance of lowering the value of your home if you “over-improve” your kitchen if the neighborhood doesn’t call for it.

To make the most of remodeling your kitchen, consider the following.

Focus on Things That Will Ensure a Higher ROI

Obviously, the higher the ROI on the improvements you make in your kitchen, the better. Ideally, the upgrades you make should bring in the highest ROI possible. For instance, there’s no point spending money redoing the floors if your counters are out of style and in rough shape.

Find out exactly what prospective buyers in your area are looking for and expect in a home, and focus on that. If they like granite counters, give them that. If they’re not fond of white appliances, replace them with stainless steel ones. Come up with a clear budget with your contractor, and find out exactly what type of improvements would help sell your home.

Replace or Reface the Cabinets

Kitchen cabinets are important features to consider revamping, especially since they’re at eye-level and take up a lot surface area. While you could replace them altogether, you would spend a lot less money just sanding them down and refacing them, which can have a similar effect at a fraction of the price. This is definitely a job you want to do if your cabinets are in rough shape or are made of outdated material.

Replace the Hardware

It’s amazing how much of an impact seemingly understated components like knobs and handles can make in a kitchen. If your kitchen currently has out-of-date hardware, like gold- or bronze-plated knobs, swap them for something more updated.

Install a New Sink and Faucet

Again, a kitchen component that’s often overlooked is the sink and faucet. There are tons of new models available that are very stylish and much more efficient. You can easily replace yours on your own.

what-to-focus-on-when-remodeling-your-kitchen-before-selling-counter

Go With Granite

If your counters are currently made out of some sort of cheap, outdated material – such as vinyl or laminate – you’ll definitely want to get rid fo them in favor of granite. In fact, buyers have come to expect granite counters when they’re on the hunt for a new home. Regardless of what price point your home is listed at, buyers want granite on kitchen countertops.

The good news is that granite has come down a great deal in price. You no longer have to pay a premium for this natural stone, so it’s actually a rather cost-effective way to update your kitchen.

Create an Open Concept

Buyers will be impressed if they see a spacious kitchen that’s open to the living area. This encourages easier interaction when entertaining and also helps parents keep a closer eye on their little ones who are playing or watching TV in the living room.

If your budget permits, look into knocking down a wall to open up the living space with the kitchen. If it’s a load-bearing wall, you may still be able to open the space up by incorporating a column. If that’s not possible, have a chat with your contractor to see if you can brainstorm a way to revamp your kitchen to allow for more space and better flow.

Add Some Updated Lighting

When homeowners think of components of the kitchen that could use an update, lighting is often last on the list. Yet lighting can make a massive difference in the look and feel of this space, which is why this is certainly an important area to consider improving.

When it comes to the kitchen, layering is key. Add pot lights throughout to illuminate the entire space, and add dimmer switches so you can adjust the brightness as needed. If you have an island, hang pendant lights over top. Add some under-cabinet lighting to enhance the ambience and provide task lighting for meal preparation.

The Bottom Line

Buyers will certainly place a lot of weight on your kitchen when deciding if your home is the right one to put an offer on. Depending on the state of your kitchen, you can get away with doing much smaller-scale – and less expensive – jobs that will bring in the highest ROI. Keep the above tips in mind before you start taking hammer to nail.

Restaurant Review – Finley Dunne’s

Bar food is always a toss-up. You never know if you’re going to happen on a hidden gem or wish you had decided to eat at home instead. This week took me to a very surprising hidden gem! Finley Dunne’s Tavern (3458 N. Lincoln) is an unassuming sports bar in Lakeview. One of my friends is a die-hard regular and he’s constantly raving about it, so I knew it was time to try it for myself. We stopped in on Thursday night, when the bar hosts Wing Night: $0.50 per wing. Obviously, we had to get a basket of wings. We ordered 12 wings with “Chicago Fire” sauce and veggies on the side. The name of this sauce is no joke! The wings were deliciously spicy, but not over-sauced, and the meat was juicy and tender. We also ordered the Fiesta Rolls: Southwestern egg rolls filled with grilled chicken, pico de gallo, corn, black beans, and cheddar jack cheese, served with a chipotle ranch dipping sauce. Ya’ll. These were so good. The egg roll outside was flaky and crunchy, but didn’t mask the flavor of the filling. Dunking them in the ranch only serves to enhance the spicy, creamy, awesome goodness. Finally (even though I was just about full to bursting), we ordered the Finley salad with grilled chicken. This salad is HUGE. No joke, they serve it in a mixing bowl. A bed of crunchy romaine lettuce is topped with avocado, blue cheese crumbles, celery, garbanzo beans, onion, and tomato with a sweet vinaigrette. I would not expect to rave about a bar salad, but this salad is stupid good. The vegetables are all fresh and the mix of flavors is just perfect!

Finley Dunne’s is conveniently located one block northwest of the Paulina Brown Line station. They’re open Mondays through Thursdays at 5 pm, Fridays beginning at 2 pm, and Saturdays and Sundays starting at 11 am. They offer a number of specials throughout the week, including $5 burgers on Monday nights and $2 Miller High Life every day. Don’t wait, check out this delightful spot today!

How a Pre-Listing Home Inspection Can Speed Up the Real Estate Transaction

The majority of residential real estate contracts typically come with a contingency that allows the buyer to have the home inspected by a professional before the deal is sealed. Buyers usually pay for this service themselves, while sellers simply allow them to book a few hours to inspect the home from top to bottom. So, if the buyer is arranging – and paying for – a home inspection, why should you as a seller pay to have your own pre-inspection done?

There are many reasons, including speeding up the transaction. Here are just some of the advantages of having a pre-inspection conducted on your home before you list it.

homeinspectionBuild Confidence in the Buyer

Imagine being the buyer of a home and knowing that it’s already been inspected. You would have a little bit more confidence in the property and the transaction as a whole, wouldn’t you?

A pre-listing inspection tells buyers about all the behind-the-scenes details lurking within your home. Nobody wants to put in an offer on a property that has hidden problems. If there is anything in your home that requires fixing, any repairs that you make can be highlighted in the listing description and can even boost the asking price. With an inspection, you can prove that your home is in good condition and is worth every penny of your asking price.

Even if you don’t make the repairs, at least disclosing the issues builds your credibility as a seller and helps boost buyers’ confidence that much more.

Highlight Your Home’s Listing

A home inspection report that’s drafted up before your home is even listed makes for an awesome marketing tool because it helps you showcase your home’s best features. You can take this opportunity to make specific upgrades to your home and highlight them in your listing description, which buyers will notice.

Buyers like to see that improvements have been made on a home, as it provides the peace of mind knowing that the home is properly maintained. Such reassurance can help to move the transaction along.

highlightlistingIdentify Issues That Need Attention

Minor problems are one thing, but major problems are quite another. Having the opportunity to uncover any significant issues before listing will give you some time to repair them, which is not only a big benefit for the buyer, but it’s also advantageous to you too.

Instead of paying for the buyer’s contractor to get the work done quickly, you’ll be able to make these repairs on your own schedule and budget. Without a pre-listing inspection, you won’t be able to identify any issues until the final inspection before escrow closes, which can waste time and derail your sale.

Help Determine the Right Listing Price

Coming up with the right listing price is critical. If you fail to list appropriately, you risk your home sitting on the market for longer than necessary, and may end up with a stale listing. But it can be a challenge to price your home properly when you’re not fully aware of the state that it’s in.

Having a pre-listing inspection done can help you adjust the asking price accordingly, whether you make the repairs or choose not to. If there’s nothing to be done according to your inspection, you can realistically list higher.

listingpriceLower the Odds of Renegotiation

Your buyer will likely want to conduct a home inspection after offer acceptance, but if their inspection uncovers any major problems with your home, you can bet that you’ll be back to the negotiation table. This time, you could be asked to lower the price of your home, pay for the repairs, or even make the repairs yourself before they take possession.

It can be agitating to have a deal fall apart after it seemed to be on course to close. While renegotiation can still result in a closed deal, it can also go the other way. A pre-listing inspection can help you prevent this scenario from occurring.

Save Money

Buyers often over-estimate how much certain repairs can cost. You may be able to save some money by having the work done ahead of time with a contractor that you choose yourself. This could literally mean the difference of a few thousand dollars.

savemoneyThe Bottom Line

While it’s certainly not mandatory to conduct a pre-inspection on your home before listing it for sale, it can certainly help ensure a more streamlined process. Selling real estate will inevitably come with a certain amount of uncertainty and stress, but you can greatly reduce and even eliminate these negative factors by including a pre-inspection on your property as part of your selling process.

Kathy’s Home & Garden Tips – June is National Safety Month

We can all benefit from safety awareness around our homes. Although all of us are at risk of falls, older Americans are especially vulnerable. Falls are the leading cause of reduced independence in people over 65, with 1 in 4 falling every year. More than 25,500 older adults died from falls in 2013 alone. More than 2 million nonfatal falls were treated in emergency rooms that year. Younger people are not immune to falls either. Falls are the leading cause of nonfatal home injury for children up to the age of 14. Here are several simple tips to make our homes safer.

  • Remove any clutter that could cause someone to trip. Toys, both children’s and pet’s, electrical wires, and even small furniture (like ottomans) can be tripping hazards.
  • As far as furniture goes, make sure there is ample room for walking. Remove or arrange furniture as is necessary for your space.
  • Stairways are often hazardous. Make sure to install hand railings that run the full length of the stairs. Install adequate lighting. Small LED stick-on lights are great for nighttime. Keep all clutter off stairs. Keep a basket to drop in items as you go up or down.
  • The LED lights I mentioned above are also wonderful to illuminate hallways and bathrooms for both seniors and children at night.
  • If you have any small rugs, always use double-sided tape to securely adhere the rug to the floor. If you have seniors using walking aids, such as canes or walkers, it’s probably best to remove rugs altogether.
  • Grab bars next to the toilet and in the shower are very helpful. Consider a shower chair for seniors that are unsteady on their feet. It’s great to provide as much independence for our loved ones as possible. Install a raised toilet seat. This may not come to mind immediately, but as I have had both my knees replaced, I can tell you it is a godsend. It’s hard to use a very low toilet when you have limited knee flexibility. Always use nonslip mats in bath and shower.
  • Use baby gates at the top and bottom of your stairs for little ones’ protection. There are also many devices on the market for securing cabinets and child-proofing knobs on stoves.

With a little care and thought, we can prevent falls in the home and allow our senior loved ones to remain as independent as possible. Check out www.nsc.org– the National Safety Council- for more tips on safety in and out of the home.
